9. What return might one expect from a Suite if rented through the Club to others?


An expectation of a positive cash flow (excluding interest and principal on financing selected, if any) over and above all expenses of ownership including normal and expected repairs, seems reasonable based on our projections. We believe somewhere between a 2 - 4% cash return plus appreciation in value of the Suite, is a reasonable expectation. Income will be split, after certain expenses like travel agent fees and housekeeping expenses, 40% to the Club, 60% to the Suite owner.
